Q- Why should I use a property manager?

A- First and foremost, it keeps you from being personally involve.  A lot of landlords try to give a tenant a break because of emotional involvement but it only hurts the landlord.  Second, there are many state and Federal laws governing how applicants/tenants must be treated and more time than not the "do it yourself landlord" do not adhere to them, thus exposing themselves to potential claims down the road.

Q- How much does it cost?

A- Well since my competitors are reading to, not much and in some cases as little as $100 a month.

Q- What is Registry Screen?

A- Registry Screen is a database/derivative that profiles a tenant.  While credit is a big part it is not the only part.  You can have someone with good credit but the are bad tenants.  Registry Screen also checks for criminal convictions, past tenant behavior and Terrorist Watch List among others.  It is a very comprehensive profile.

Q- How often do you inspect a property?

A- Once every 6 months.

Q- What repairs do I have to make?

A- That depends on the lease, our lease makes you responsible for major items provided it is not due to the tenants misuse or abuse.  The lease also sets out items that the tenant must keep in good repair and in addition requires the tenant to service some systems.

Q- How do you pay for the repair?

A- When you execute your management agreement you will place a small sum in our operating account.  Once a repair is deemed necessary, we will contact you with the estimate and you authorize it, we then will pay it out of that account.

Q- How do I pay you?

A- We just debit the rent that we collect for you and sent you the rest.

Q- How do I get my rent?

A- Every month we will send you a statement of rent and charges.

Q- What are your qualifications?

A- I have managed properties since 1995 and have my Professional Property Manager certification.
